Investment Criteria

LRC Properties’ investment philosophy is simple: We purchase challenged properties in the East Coast and redevelop and reposition them to become stable assets for short-, medium-, and longer-term holds.

Each purchase has an aggressive management strategy focused on increasing its market value on a specified timeline. As a rule, LRC targets:

  • Cash yields of 8% per annum
  • Minimum investment IRR of 15% and exceeding returns of 20-25%
  • Investment horizons of 3-7 years
  • Not limited to deal size or complex ownership structures
  • Aggressive in recapitalizing, including JV structures
