    Howard Lavitt

    Howard A. Lavitt is Co-Founder and a Principal at LRC Properties.
    Howard is a seasoned professional with more than 30 years of experience in real estate investments, management, leasing, development, and financing. He repositions assets, using efficient management, creative marketing and target leasing, often applying adaptive reuses to real estate to maximize value. His creativity, adaptive reuse strategies, and operational skills, combined with construction and infrastructure enhancements, enable Howard to provide significant returns to investors in his projects.

    Howard co-founded LRC Properties in 2009 to work with private investors and real estate opportunity funds on the acquisition and disposition of office, hospitality, industrial, flex, and retail properties on the East Coast. Howard has successfully converted a Manhattan hotel ballroom into highly sought after medical offices on Central Park South, converted warehouse buildings in the Zerega Industrial Park into high-quality office space creating a suburban office environment in New York City, generating significant returns to investors, redeveloped a hospital property purchased at HUD auction and nearby office building in Richmond, VA into apartment units, and rezoned a warehouse building overlooking the Hudson River, generating significant additional density for loft apartments.

    Prior to founding LRC, Howard leased over $500 million of gross lease values and managed over 1.5 million square feet of office space in his tenures with Joseph P. Day Realty Corp. Williams and Lavitt & Company. In addition, Howard was consultant to the nation’s top banks, RE Funds and REITs during the workouts of the early 1990s in a partnership with BDO Seidman.

    Howard is a graduate of the Hill School and has a BA in economics from Tufts University. He also has advanced studies at The London School of Economics and New York University.

  • Edward J. Kulik Principal

    Edward (Ed) Kulik is Co-Founder and a Principal at LRC Properties and Helm Property Management & Services, LLC.

    A highly respected industry veteran, Ed has an extensive background which includes asset and property management, leasing, operations, development, financing and construction. His experience covers all types of properties, including office, hospitality, residential, industrial, retail and unique recreational (marinas, golf course, cruise ship terminals, etc.). Ed has earned the reputation of taking under-performing assets or portfolios and turning them into extremely profitable investments including some of the largest privately owned buildings in the country.  Ed’s expertise has also been highlighted by his ability to properly manage assets and properties by achieving maximum efficiency and performance.

    Prior to co-founding LRC Properties, Ed held senior positions in prestigious companies including Silverstein Properties, Jones Lang LaSalle (one of the largest international real estate firms) and the Retirement Systems of Alabama.  Ed has successfully taken an underperforming $1 billion portfolio and grown it three fold with healthy returns in excess of 17%.  In addition, he has successfully managed more than 9 million square feet of commercial property in New York City’s prestigious Financial District, established two management companies – one for hospitality and the other for commercial assets – and leased over 30 million square feet of commercial space. Throughout his career, Ed has been extensively involved in repositioning distressed real estate, working closely with major lending institutions and investors to develop property specific programs which resulted in successful “turn around” investments for both owner and lender.

    Ed’s experience also includes some very unique deals/investments.  He is credited with putting together one of the largest tracts of upland and submersible land for a large multi-use project in the Florida Keys and working very closely with the city of Mobile to develop a major cruise ship terminal which substantially increased tourism to the city. Teams led by Ed have also been credited with highly successful major deals, including taking the second largest privately owned building in the country (3.8 million square feet) from a vacancy of 60% to full and being named “Marriott’s Developer of The Year.”

  • Karie Nero Principal and CFO

    Karie Nero is Principal and Chief Financial Officer at LRC Properties and Co-Founder of Helm Property Management & Services, LLC.

    Karie is a senior financial and commercial real estate executive with more than 25 years of experience of providing fiscal, strategic and operational leadership.  She leads LRC and Helm and oversees acquisitions, asset management, property management, development and finance.  She has extensive experience in financial analysis, business planning, establishing policies and procedures, financial reporting, financial/accounting due diligence, cash management, and audit.

    Prior to joining LRC, Karie held various finance positions at GE Capital, HBO, Primedia (a Kohlberg Kravis Roberts & Co (KKR) company) and Price Waterhouse, LP.  During this timeframe, Karie successfully contributed to the acquisitions of several companies ranging from $6M-$200M, managed and led finance teams, streamlined financial reporting processes, solicited and coordinated numerous revenue generating consulting projects.

    Karie is a graduate of The School of Business at the University of Connecticut and has a BA in Accounting.   She is a Certified Public Accountant. (inactive status)

     

  • Will Harrison VP, Senior Financial Analyst

    Will Harrison

    Will Harrison is AVP, Senior Financial Analyst at LRC Properties.

    Will is responsible for underwriting potential acquisitions and current assets under management.

    Prior to joining LRC, Will worked for Boxwood Means, a real estate research and consulting firm, providing underwriting on small cap loans for financial institutions including Bank of America, Wells Fargo and Webster Bank. During his time at Boxwood, he underwrote in excess of 100 loans with an aggregate value of over $500M. Prior to that, Will worked for the Weitzman Group, a real estate consulting firm located in NYC. While at Weitzman Will executed marketability and feasibility studies, and analyzed portfolio acquisitions for institutional investors including industrial, office, residential, and mixed-use projects. Weitzman clients included JP Morgan, UBS, Invesco, and National Electricians Benefit Fund among other institutional investors and publicly traded real estate developers.

    Will is a graduate of the University of Hartford with a BA in English.

  • Justin Sacco VP, Portfolio Asset Manager (NC)

    Justin Sacco is Vice President, Portfolio Asset Manager for LRC Properties.

    Justin has over 15 years of experience in real estate and places a strong emphasis on providing Class A service to our tenants while delivering results for our investors.

    Prior to joining LRC, Justin worked with several owner/managers such as Hines, the Paramount Group and Kilroy Realty and with Kilroy was most recently responsible for asset management of 200,000 SF of new development and more than 1M SF of existing Class A high rise. During his time with Paramount Group, Justin oversaw the 1.6 M SF trophy project One Market Plaza, a class A+ fixture on the San Francisco waterfront.  He has an operational background and a creative approach to leasing that is based on understanding the needs of modern technology and professional services firms.

    Justin is a Cum Laude graduate of James Madison University.

  • Allen Brown Assistant Vice President, Portfolio Asset Manager

    Prior to joining LRC, Allen worked for Donohoe Real Estate Services, Adler Realty Services, and Cushman & Wakefield servicing institutional owners over a diverse portfolio of office, retail, and industrial assets. Most recently with Cushman & Wakefield he serviced clients such as New York Life, Iron Point Titan Ventures, True North Management Group and CWCapital.

    Jason is a senior accountant at LRC with approximately 8 years of accounting experience.  Prior to joining LRC, Jason was a property accountant for Westchester county real estate developer Ginsburg Development Companies.

    Prior to that, Jason was an accountant at a public accounting practice performing compilation & review engagements, as well as tax preparation for clients in the real estate, medical and retail industries.

    Prior to working for LRC, Ian worked for Lee & Associates NYC as the senior financial analyst and head of the financial services department. During his time at Lee he underwrote all assets classes in the greater NYC metro area with total value in excess of $1.5 billion. His role at Lee was to support both the newly established investment sales group and perform leasing analysis for both office and retail leasing divisions. Prior to Lee & Associates NYC, Ian worked for Eastern Consolidated, a NYC commercial brokerage firm, as an associate analyst performing zoning analysis, financial analysis, property due diligence, and underwriting responsibilities. Ian has executed more than $100M in total asset value over his career in the brokerage industry as an analyst.

    Ian is a graduate of the University of Connecticut with a BA in economics and a graduate of the University of San Diego with an MS in real estate.

    Angel Sotomayor is the Controller at LRC Properties.

    Angel is a CPA with more than 11 years of experience in the real estate industry. He leads LRC and Helm accounting team in support of acquisitions, asset management, property management, development and finance. He has experience in financial analysis, property and investment accounting, establishing accounting policies and procedures, financial reporting, cash management, audit and tax.

    Angel has held various accounting positions at multiple Real estate investment and property management companies and was a part of the Audit and Tax team at Berdon LLP. Prior to joining LRC Properties, Angel was the Accounting Manager at K5 Equities a real estate investment firm that also owned and operated properties.

    Angel is a graduate of The Robert H. Smith School of Business at the University of Maryland and has a BA in Accounting and a BA in Information Systems.
